Common questions

How fast can property finance complete? +
Timing depends on the product, lender, valuation, title, legal work and the completeness of your documents. Tell us the contractual deadline at the start so we can rule out routes that cannot realistically meet it.
When might a lender check my credit? +
Asking Vortex to compare routes is not a lender application. If you choose to apply, we explain when the selected lender may run a credit search and obtain consent where required. The lender determines the search type and how it is recorded.
What's your fee? +
Disclosed in writing, up front, before you commit. On most deals we earn a procuration fee from the lender on completion; where a client fee applies it's set out in writing first. You can request a free property finance quote before deciding whether to apply.
Can I get finance with adverse credit? +
Some specialist lenders consider disclosed credit issues alongside the property, borrower, contribution and exit. The circumstances can affect eligibility, pricing and conditions, and the lender makes the decision after underwriting.
I'm a first-time developer, can you help? +
Yes. It's harder and pricing is a notch higher, but lenders do it. What matters is your professional team and the strength of the scheme.
Do you cover the whole UK? +
We arrange finance on property across mainland UK, covering England, Scotland and Wales. Northern Ireland and the Crown Dependencies are case-by-case.
