Auction finance solves a contractual purchase deadline. Refurbishment funding connects an existing building to a costed improvement programme. Development funding connects a site and professional team to staged construction. Each route should end in a supported sale, mortgage refinance or other evidenced repayment.
I should not choose only by product name, rate or maximum advance. Net proceeds, timing, contribution, conditions, total cost and downside exit decide whether the structure works.

Underwriting can cover identity, company structure, credit, experience, source of funds, title, purchase contract, valuation, planning, works, contractor, programme and exit.
Documents should tell one consistent story. Complete evidence reduces avoidable questions but does not guarantee approval, pricing or completion.
