Before an auction purchase, I obtain the catalogue entry, legal pack, title, special conditions, searches, lease information and seller requirements. Some auction properties use a 28-day completion period, but the contract for the actual lot controls. The deposit, buyer fee, seller costs and default consequences can differ. My funding plan must match those written terms.

Auction bridging

Using bridging finance provides short-term finance secured against the property. It can support an eligible purchase when the deadline or present condition does not fit a term mortgage. Auction bridging finance still requires title, valuation, borrower and exit checks.

This funding does not remove the deposit requirement. The lender confirms the advance after reviewing the value, purchase price, credit, experience, contribution and repayment route.

An auction bridging loan should cover enough time for the planned sale, refurbishment or refinance. If work is needed, I assess the scope and cash contribution before auction day.

Bridge loan

A bridge loan can provide a short-term facility for a residential investment, mixed-use asset, development site or commercial property when the selected provider accepts that asset. The offer may include a charge against the property, so failure to repay can put it at risk.

Before I buy at auction, funding should be checked against the property value and my supported exit. The facility must still leave enough cash for tax, fees and urgent work.
